Restrictive Covenants

(The subdivision is protected with covenants that have been put in place to ensure that a pleasing character is developed, presented and maintained for all residents to enjoy.)

  1. No dwelling house shall be constructed on the lot having a garage capable of housing more than two automobiles or light pick-up trucks.
  2. No garage shall be constructed with a door or doors that do not contain glazing.
  3. No dwelling house with one floor only shall be constructed with an interior floor area of less than 1150 square feet
  4. No split-level dwelling house shall be constructed with an interior floor area of less than 1200 square feet.
  5. No two storey dwelling house shall be constructed with an interior floor area of less than 1800 square feet
  6. Dwelling house and garage many have vinyl siding as the primary exterior cladding, accents recommended.
  7. No fences may be erected extending more than 2 meters into the side yard, measured from the rear wall of the dwelling house.
  8. No exterior wall at the rear of the dwelling house or other structure, whether part of the dwelling house or otherwise (the "sight line obstruction"), may extend more than two meters beyond the rear wall of the dwelling house on the adjacent lot when a line is drawn perpendicular to the common lot line with the rear most sight line obstruction of the house next door.
  9. No trailer, boat, motor home, automobile, car-port or materials of any type shall be stored or kept in front of the dwelling house constructed on the lot
  10. Space Infrastructure Inc. may grant individual variances to these restrictions where such variance does not materially affect the overall site plan and building scheme.
